bUILDING eNCLOSURE cOMMISSIONING 

· Design Phase: Assist in development of Owner Project Requirement (OPR) and Basis of Design (BOD). PCI will provide guidelines for QA/QC testing requirements for Building Enclosure systems and components. PCI performs design/constructability review of specifications and drawings prepared by Project Architect.

· Pre-Construction Phase: PCI will review and document/perform tests of mock-ups of building enclosure assemblies; review submittals; and participate in pre-construction meetings.

· Construction Phase: PCI will perform site visits to perform quality assurance observations for documentation of compliance with Project Documents; perform/document various performance tests of installed systems; attend project progress/status meetings; review remedial/response reports prepared by GC; perform site visit upon completion of work; compile and review close-out and warranty documents.

· Operations & Maintenance Phase: Compile/develop Owner’s requirements and schedule for maintenance and inspections of systems; and perform a follow-up site visit to document in-service performance.
